Marketing
How do prospective tenants hear about vacancies? Well, we have this terrific website, if we do say so ourselves! But in addition to a web presence we routinely drive traffic to our site and office by using Internet marketing, Print advertising campaigns, Fliers and Business cards, word-of-mouth, and many other means to get the word out on our locations. We want you unit to be occupied with great tenants – it’s a win/win for all parties involved.
Renters
Because vacancies are expensive for both of us, we respond quickly to inquiries from prospective residents. In addition, our extensive tenant screening and credit investigations help ensure responsible tenants. We pride ourselves in the quality of tenants we are able to attract.
We do a comprehensive and complete screening of all tenants (credit check, references, application, previous rental history, verification of employment and previous employers, and our personal impression) prior to showing any property.
Once approved, the renter is given a clear outline of their responsibilities and consequences prior to move-in to help keep potential problems at bay. We brief the resident of their expected conduct and care of the unit and enter into a contract/lease with their rental agreement signature. On move-in/out of a unit a physical inspection is conducted and documented.
Documents
Documentation is vitally important to all parties involved. From keeping paperwork current to sending notifications, we pride ourselves in professional documentation:
• Monthly book/record keeping
• Statements mailed out to homeowner the 10th of the month
• Late payment notices sent to tenants every 3 days, when necessary
• Year-end documents for accounting/tax purposes
• Copies of work order and receipts kept on file and copies available

• Security deposit reconciliation upon resident vacating the property

Maintenance
Once a great tenant lives in a great property, maintenance becomes the number one priority. Before maintenance issues arrive, we keep our eyes and ears open to the state-of-affairs with your investment by conducting a drive-by of the residence every month to insure the exterior of the home and yard are being maintained. In addition, a full walk-through of the home is completed yearly.
Timely and competent maintenance is the key to protecting your investment. We pride ourselves in addressing maintenance issues quickly and cost effectively. We coordinate repairs or forward maintenance requests to you, the homeowner. We also contract with local repair and cleaning companies to provide low cost alternatives.
Legal Issues
Having someone else live in your investment and someone else managing that property might cause some worry or concerns. Having plans in place for the unknown can alleviate those worries.
We offer strong rental and aggressive collection efforts to maximize cash flow. Aggressive rent collection policies are the first step to keeping legal issues at bay. Residents are served 3-day notices if rent is not received by the 5th. Rents are periodically reviewed and increased as the market and city ordinances allow. In the event of non-payment or other breach of lease we will initiate legal action on behalf of the homeowner, to include eviction notices and process.
In addition, detailed reports of inspections, payment history, and tenant prescreening documents are available for any legal proceeding. Furthermore, we promptly return the security deposit within legal guidelines with a complete accounting of any charges against the original amount. These and other measures keep legal issues down to a minimum and make those issues a smooth process if they do arise.
